Our focus is a dual strategy which includes single family renovation projects and multi family buy and hold. This allows us to navigate more flexibly the different cycles in the market.
Our long term strategy is investment in B-class buildings in A to B locations. By targeting mid-tier properties, we have plenty of room to improve upon and renovate existing units to enhance their value.
We will always work to find the best up-and-coming and developed areas for our client's investments.
For single family properties we focus on achieving a purchase price at 65% of the resale value.

While we don't limit ourselves to a single location or property, our location criteria typically include both the Mountain West and the South Eastern parts of the US.
This includes anything from Arizona to Montana, as well as Florida to North Carolina. Our focus is on the potential value-add and eligibility of the property itself.
TIME FROM CONTRACT TO CLOSE
For most of our projects, the time from contract to close will be around 90 days.
60 of these days fall within the due-diligence period, where we will ensure a thorough inspection of every unit, the external areas of a property, as well as the finances of a specific property.
Once we've completed all checks and approvals, we'll then go on to close in the final 30 days.
